Before
You Walk Into a Model Home

*Good to know - this is not an unusual policy!

Most builders have agent-registration policies. If a Realtor is not involved from the first visit, the builder may not recognize that agent later. That could mean your Realtor isn't able to represent you on the purchase of your new construction home.

Why your first visit matters more than most buyers realize.

In real estate, procuring cause is the person or professional whose actions started and advanced the chain of events that led to the sale. Builders use this to determine who is entitled to representation and compensation

The first visit to a model home or community is often considered the beginning of the sales process. Builders track who is involved from the start because they operate under the legal concept of procuring cause.

If a Realtor isn't present (or doesn't pre-register you when allowed), the builder may determine that their sales team is the one who introduced, informed, and guided you through the process.
That can affect whether your Realtor is recognized later.

WHY THIS HAPPENS

1

In most cases, no. Builders typically require that a Realtor be involved from the very beginning of the process.
If not, they may determine that the buyer was unrepresented and choose not to pay a buyer-agent commission.

Can your Realtor represent you if they don't attend your first visit?

?

*GOOD TO KNOW

The builder representative is doing their job, too.

The onsite sales consultant represents the builder, just like a listing agent represents a seller in a resale transaction. Their responsibility is to follow the builder’s policies, protect the company’s interests, and make sure compensation is paid according to the rules that were established for the transaction.

They generally don’t have the authority to simply waive those requirements after the fact or add thousands of dollars in outside-agent compensation because a buyer later says, “I have a Realtor.”

That doesn’t mean they’re trying to exclude your agent. It means everyone involved has to follow the process from the beginning.

This isn't about being sneaky or anti-Realtor. Builders simply
run their business with clear policies.

Their on-site sales consultants invest significant time and resources in every buyer-touring the homes, educating on the product. reviewing options, discussing pricing and incentives, preparing contracts, and guiding the buyer all the way to closing.

Because of this investment, builders want the agent being paid to actually be involved in bringing and representing the buyer from the beginning. It's a business decision, not a reflection on you or your Realtor.

WHY BUilders care

3

Buyers often think they're just browsing. They stop by a model, love it, come back a few times, talk through homesites, floor plans, pricing. financing. and incentives-then finally mention they have a Realtor.

At that point, the builder may say their sales process is already underway and that their team has been the one providing guidance and information from the start. Because the Realtor wasn't involved early, they may not be willing to pay buyer-agent compensation.

It's not personal. It's policy. And it's one of the most common (and costly) misunderstandings buyers have in new construction.

WHY BUYERS GET FRUSTRATED.

2

GOOD TO KNOW

• Policies vary by builder and by community.

• These policies apply to new construction sales and do not affect resales

• This is standard practice across the industry and protects everyone involved

• When in doubt, call your Realtor before you tour.

The best outcomes happen the right people are involved from the beginning.

CALL YOUR REALTOR BEFORE YOU VISIT
A quick call to me ahead of time can save confusion later. I'll let you know the best way to approach your visit based on the builder's policy.

LET YOUR REALTOR PRE-REGISTER YOU (WHEN ALLOWED)
Some builders allow pre-registration. I'll handle the details so you are protected from the start.

VISIT TOGETHER WHEN REQUIRED
Many builders require the Realtor to attend your first visit. Thats no problem. I am happy to attend even if its just a visit to take a peak. I can properly register you and be there to assist or let you explore from ther on your own.

IF YOUR AGENT CAN'T ATTEND
I'll communicate with the builder's sales consultant ahead of time
to make sure i'm property introduced and involved. Or, I will work to schedule a partnered agent in my place to ensure you have proper representation from the beginning.
