A fantastic incentive on the wrong home, is still the wrong home.
Does the community fit your lifestyle?
Is this an opportunity worth trying to make work?
THE BLANKET ANSWER IS JUST THE BEGINNING
Do you actually want to live here?
Does this home work for your family?
START WITH THE HOME,
NOT THE INCENTIVE
Don't Just Ask,
"What Are the Incentives?"
"What Are the Incentives?"
Ask the better questions.Get the better outcome.
The incentive isn't the deal. It's one of the tools we use to build the deal around you.
What if we structured it this way instead?"
And that's where a sales consultant may be able to say:
those are questions worth discussing.
The more a builder representative understands about what you're trying to accomplish, the more productive the conversation can become.
MAYBE YOU LOVE THE HOME BUT....
• You need the payment at a certain number.
• You have a set budget for cash to close.
• You're choosing between two homes.
• The advertised rate sounds great, but the cost to obtain that rate changes the picture.
THIS IS WHERE THE CONVERSATION MATTERS
All useful information. But it doesn't tell you what that incentive can actually accomplish for you. That depends on the specific home, your financing. your cash position, your desired payment, the timing of the purchase, and what the builder has available on that particular opportunity.
If you walk into a sales office and simply ask, "What are your incentives?" you'll usually get the standard answer:
Before we talk about incentives, we need to know:
Now we're not just comparing who gives SX.
We're comparing which home + financing + incentives + cash to close + monthly payment + long-term cost creates the better outcome for you.
If you find two homes you genuinely love, that's when we put the opportunities side by side. We review actual estimates, structure the available incentives in different ways, and compare the true financial outcome.
COMPARE THE ACTUAL DEAL, NOT THE ADVERTISEMENT
A larger incentive may simply be offsetting higher costs elsewhere. The biggest number on the flyer doesn't win. The best net outcome for the right HOME does.
The real question isn't, "Who is giving me the most money?" It's What am I actually paying after everything is accounted for?
• Lender fees
• Discount points
• Title-related charges
• Prepaid costs
• Other built-in expenses
What to Look for:
One builder may advertise $30,000 in flex cash + a promotional rate.
Another may offer a promotional rate + a smaller closing-cost contribution.
At first glance, the first offer sounds dramatically better.
But that doesn't necessarily tell you the true cost of buying the home. Or how they are applying costs.
